NestScore reads a photo and gives you an informed opinion about what is wrong and what a repair is likely to cost. That is genuinely useful, and it is not the same thing as a professional inspection or a firm quote. Please read this page with the rest of your report.

Estimates are guidance only

Cost ranges, labour hours, timelines, material lists and severity ratings are ballpark figures based on typical rates for the trade and the region you select. They are meant to help you plan, compare and ask better questions, not to be relied on as a final price.

Real quotes vary with the age and condition of the building, access to the work area, local permit requirements, the season, and the availability of materials and trades. A repair that looks simple in a photo can reveal something else once a wall is open, and a good contractor will tell you that before starting.

Not an inspection, not a quote, not a diagnosis

A NestScore assessment is produced from photographs and the description you provide. It is not a physical inspection, an engineering opinion, a building-code assessment or a binding offer to perform work. We do not enter your home, test materials, or measure anything.

A photo can hide as much as it shows: a crack may continue behind a finished wall, a stain may sit above rot, and a moisture problem may have no visible surface evidence at all. Where a report says a licensed professional is required, treat that as a floor, not a suggestion.

No warranty of accuracy or completeness

We work to make the assessment sensible and consistent, but we cannot promise that it identifies every issue in a photo or that it names the one most likely cause of a problem. Photo quality, lighting, angle and distance all affect the result, as does information you did not include.

The service is provided on an as-available basis, without warranties of any kind beyond those that cannot be excluded by law. If a result looks wrong to you, trust your own eyes and get a professional opinion rather than acting on the report.

Decisions you make are your own

You decide what to repair, when, and by whom, and you are responsible for those decisions. NestScore is not liable for repair choices, negotiated prices, delay, property damage, lost value, insurance outcomes, or any indirect or consequential loss arising from use of an assessment.

NestScore is a planning aid for homeowners, contractors, insurance brokers and real estate agents. It does not replace a claim adjuster, a home inspector, an engineer or any other qualified professional working on your file.

Safety first: use licensed professionals

Electrical and plumbing work must be done by a licensed professional and, where local rules require it, under a permit. This applies to anything behind a wall or a panel, to supply lines under pressure, to gas appliances, and to structural work of any kind. Do not attempt it yourself because a report suggested a DIY option.

If you see or smell burning, sparking, scorch marks, a hot outlet or switch, a live wire, or a gas odour, leave the area and call the appropriate emergency service or utility first. If water is coming through near a light fixture, panel or outlet, cut power to that circuit at the breaker before touching anything, then call a licensed electrician.

For anything structural, for mold covering a large area, for asbestos or vermiculite in an older home, and for a ceiling that sags or bulges, stop and get a qualified professional on site before you do anything else.

Costs, currency and local rates

Estimates are shown in the currency you select and are based on published regional rates that we review from time to time. They exclude taxes, permits, disposal fees, emergency premiums and any work discovered after the repair begins, unless a line item says otherwise.

Prices for materials and labour move with the market, so treat any estimate older than a few months as a starting point only and confirm current pricing with the professional you choose, as we already suggest at the bottom of every report.
